BUYERS FLOCK TO AFFINITY HOMES’ TUSCAN-INSPIRED BELLA VISTA

With the construction of the displays still several months away, Affinity Homes has opened a temporary sales office on the site of the New Bella Vista community. “One advantage of opening early is that we have an opportunity to get good feedback on the models that we have designed allowing us the time to make adjustments to the plans prior to building our displays,” says Miller.  “We have removed eight homes from the layout so we could enlarge a group of the homesites to accommodate three-car garages.”

“Affinity Homes has become known our innovative and cutting edge design.  “I spend several weeks each year touring through model homes out west, the southwest and in the south where most new home trends start.  Many of the features that you will see in our totally new Tuscan Collection are from those markets,” notes Miller.  “For example, one of the biggest trends that I’ve noticed is the trend away from “the box”. “I am not suggesting that square footage is not an important driver of new home purchases in this country, but more and more people are willing to sacrifice square footage for extra features and style.  Buyers are looking for things like steeper roof pitches, dormers, fancy garage doors, brick and stone combinations on the exterior, granite countertops, upgraded cabinet and flooring and lighting on the inside.”

“The homes we have designed include many standard sought-after items such as 9’ first floor ceilings, insulated carriage style garage doors and Perma-cast porch columns instead of the standard builder grade white aluminum columns, Tyvek Home Wrap, 13-SEER air-conditioning systems with two heating and cooling systems on all 1 ½-story and two story models, ” Miller notes.  “We have also included dramatic interior features such as Tuscan-style interior doors, an 11’ ceiling in the study on the Bella model, and dramatic two-story ceilings on the Dolce plan.”
Another design element that you won’t see anywhere else in St. Louis is the de-emphasizing of the garage.  Miller has designed five of the six models in such a way that the garages are recessed back from the front of the home.  “You won’t fully see the difference this will make until the homes start going up in this community,” says Miller.  “After a number of the homes are built, you will notice that the front porch or some other architectural element of the home will project out in front of the garage making for a much more attractive street scene.”

Along with incredible design features, it’s the finishes that really make the home. “Many new home builders have priced there options so high buyers are not able to afford the upgraded finishes on cabinetry, countertops, flooring, lighting, interior trim and plumbing fixtures to complete the package,” comments Miller.  “This is not so at Affinity Homes.
